The WOZ value of homes has increased by 8.9 percent to an average of 270,000 euros. That is the highest level ever. The municipality of Weesp has risen the most, but in absolute terms the value is highest in Bloemendaal.
This is evident from figures from the CBS (Central Bureau of Statistics).
WOZ stands for the Valuation of Real Estate Act and is important for homeowners. The law is used by municipalities, water boards and the tax authorities to determine the value of a house and is the basis for levying, among other things, the property tax (property tax) and waste tax.
A higher WOZ value can therefore mean that you will have to pay more to the tax authorities. On the other hand, a seller may have an interest in a higher WOZ value. The mortgage interest may also be reduced if the WOZ value increases.
Weesp: +22 percent
The WOZ value rose fastest in Weesp, near Amsterdam: by almost 22 percent to 351,000 euros.
Measured in euros, the WOZ value is highest in the municipality of Bloemendaal, which also includes Overveen and Aerdenhout: 750,000 euros. The Gooi villa villages of Laren (686,000 euros), Blaricum (647,000 euros) and Wassenaar in South Holland (607,000 euros) also score high.
Delfzijl: 134,000 euros
The WOZ value is lowest in the Groningen municipalities of Delfzijl (134,000 euros) and Pekela (135,000 euros).
The average WOZ value of a home in the Netherlands was 270,000 euros on 1 January. In 2015, that was still 206,000 euros.
North Holland, Utrecht and Brabant are the most expensive
The differences are not only large between municipalities, but also between provinces. For example, the WOZ value is above average only in Noord-Holland, Utrecht and Noord-Brabant. The other nine provinces are therefore below that.
In the province of Groningen, the average WOZ value at 186,000 euros is only slightly more than half that in Noord-Holland.
The WOZ value has been determined on 1 January of this year. The development of the WOZ value is one year behind the actual house prices. The WOZ value of homes is based on the estimated home value of the year before.
